얼마전 뉴스에도 나온사건인데요.
전세계약을 한 후 집주인이 바뀌어 버리는 사기였습니다
계약을 한 집주인은 전세금을 받고 날라버리고 의도적으로 명의를 노숙자나 신용불량자에게 집을 넘겨버리는 겁니다.
이게 얼마나 무서운 거냐면 집주인이 바뀌어도 세입자에게 고지를 해야 한다는 법이 없기 때문에 세입자는 집주인이 바뀌었는지도 모르고 새로운 집주인은 명의를 판 세입자보다도 돈이 없는
노숙자거나 노인이기 때문에 애초에 전세금을 돌려줄 생각도 능력도 없죠

loses it, and intentionally transfers the name of the house to the homeless or people with poor credit. How scary this is is that even if the landlord changes, there is no law that requires the tenant to be notified,
so the tenant does not know that the landlord has changed, and the new landlord is a homeless person or elderly person with less money than the tenant who sold the name, so he cannot even think of returning the deposit in the first place. There is no way

내가 전입신고도 하고 확정일자도 받고 전세보증 보험도 들고 뭐 다 했서도
아무런 보호도 못 받게 되는 내 사기 스킬 사기인겁니다.

이거를 요즘 컨설팅 사기라고 하는데 집주인이랑 부동산 중개업자 대출 상담사 등 관련된 모두가 나 빼고 다 한 패여서 정말로 사기를 컨설팅을 해서 치는 놈들이죠.
이게 진짜 무서운 게 뭐냐면 일단 내가 걸려버리면 유지할 방법이 전혀 없는 데다 사전에 대비책을 세워도 막을 수가 없는 진짜 치트키같은 사기입니다. 심지어 고의성 입증도힘들어서 처벌도 못합니다
유일한 해결책은 안 걸리는 방법뿐
지금 전세 살고 계시는 분은 당장이라도 집주인이 바뀌었는지 꼭 확인을 해보시고

1. 신축 건물은 되도록 피하시고
2. 전세가와 매매가가 비슷한 깡통 전세 이것도 피하시고
3. 부동산 중개인이 이자 지원을 해준다. 대출 쪽 아는 사람이 있으니 소개 해 주겠다라고 하면 뭐 듣지도 말고
그냥 나오세요.
4. 또다른 공통점은 집주인이 아닌 대리인이랑 계약한다는 점입니다
이 사기꾼들은 한두 건물이 아니라 수십 수백 개의 건물로 전세 사기를 치기 때문에 본인이 직접 계약하러 오면 경우는 거의 없다고 하니까 만약 대리인이 나왔다 하면 그냥 걸으세요.
결론은 법이 세입자를 전혀 보호하지 못하고 있기 때문에 엔간하면 전세는 피하거나 정해야 된다면 빌라보단 그냥 아파트를 보시기바랍니다!!

2. Avoid tin can leases where the lease price and sale price are similar.
3. Real estate brokers provide interest support. If someone says they know someone in the lending business and will introduce them to you, don’t listen to them. Just come out.
4. Another thing in common is that the contract is made with an agent rather than a landlord. Since these scammers commit rental fraud not with one or two buildings, but with dozens or hundreds of buildings,
it is rare for them to sign a contract themselves, so if an agent shows up, just walk. The bottom line is that the law does not protect tenants at all, so if you have to, avoid renting or, if you have to decide, just look at apartments rather than villas!!
